MINIMUM RENTAL PERIOD AND CLEANING COSTS
Our minimum rental period is usually one week, however exceptions can be made outside the Christmas/New Year peak season.   For periods of a week or more at the full rental price the cost of weekly cleaning and changing of bedroom, bathroom and kitchen linen is included in the daily rate.   For periods less than one week we will charge an additional amount to cover the more frequent fixed costs of providing cleaning and linen service to the apartment.   Similarly where we have offered discounted pricing we will not automatically offer the weekly cleaning and linen service free of charge.   This charge will appear on the final invoice if applicable.   

 

FIRM BOOKINGS
Please note that we cannot commit to a booking until we receive an email with a firm desire to take a particular time period.   Until such an email is received any free time periods are available to all prospective visitors.   Once such an email is received we will block out that time in red on our Availability Chart on a "first come-first served" basis. 

 

CHECK- OUT/IN TIME
On days there is same day check out/in situation, please check out by 11am and check in at 4pm so the apartment can be properly cleaned.   If there is not a same day check out/in situation we can be flexible about departures and arrivals.

 

ARRIVAL

Our manager will greet you on arrival at the apartment at whatever time you arrive.   We request that you advise us of your flight details so she can monitor the arrival and be advised of any delays.    She will show you around the apartment and demonstrate how the equipment works.   She will leave you her contact number so you can call her throughout your stay for assistance or advise.

 

RENTAL DEPOSIT

A deposit of 30% of total rental is required at the time of booking to secure the apartment.    If the booking is made within 30 days of arrival then full payment should be made at time of booking.  

 

TELEPHONE

All local calls from the phone in the apartment are included in the rental fee.     If you need to make long distance or overseas calls you can purchase prepaid calling cards which you can use at any phone in Australia.

 

FINAL PAYMENT

Full payment is required 30 days prior to arrival (45 days for Christmas/ New Year period).   

REFUNDABLE SECURITY DEPOSIT

An A$500 (US$250) refundable security deposit is required in case of significant loss or damage in excess of normal wear tear.   It is held by us and is due at the time of the final payment.    It will be refunded as soon as our manager has given us clearance after your departure.

 

CANCELLATIONS

Christmas/New Year Period - December 15th to January 15th.
Because of the unique location of the apartment overlooking Sydney Harbor with all the festivities/fireworks that Sydney has to offer for the Christmas and New Year period,
if you need to cancel within 45 days of arrival and we cannot re-let your reservation, then the whole rental period will be charged for with no refund available.    We strongly recommend that you take out travel insurance to cover this particular period.    

All Other Time Periods.
If you need to cancel and we can re-let your reservation period then all money received will be refunded.   If we cannot re-let your reservation period then the 30% deposit will not be refunded.  

In both instances we will advertise at discounted prices if necessary to reduce out of pocket expense.

 

INABILITY TO PROVIDE ACCOMMODATION

If the apartment is not habitable for any reason at the time of arrival due, for example, to any accidental  physical damage to the property, then the liability of the owners and their agents is limited to the returning all rental money received.

 

PAYMENT DETAILS - PLEASE ADVISE AT TIME OF BOOKING WHICH PAYMENT METHOD YOU INTEND USING.

Personal US$ checks
If you have a US Bank account and there is sufficient time for a check to clear, you can send a personal US$ check.  We will provide our US mailing address details at time of booking.     

Telegraphic Transfer to our Bank in Australia.
If you do not have a US Bank account, or you are close to your departure date, you can make a telegraphic payment of the rental/deposit amount from your bank to our bank in Australia.    You will need to telephone your bank to make a telegraphic transfer and allow 3-4 business days for this transaction to clear.   We will provide our bank details at time of booking.    

Internet Payment Services Using PayPal
If you are close to your departure date, you can also use one of the following Internet fund transfer payment services.   You will incur transfer fees using these services, but they are reasonable considering the service they provide (http://www.paypal.com for example charges 2.9% +30c for domestic US transfers and 3.9% +30c for international transfers).   We are registered with these services.   Please advise us if you wish to use them - we've found it's a much easier process if we activate them to request the funds from you.
